Style and comfort will always be an important aspect of any changes we make to our homes. But what about those who are planning for the future, what should they be considering?
If you’re thinking value then the points below are going to be like greeting an old friend. The concepts (style and comfort that is) do not have to be mutually exclusive.
Value is often directly attached to the changes of a home that make it all the better for its inhabitants. Your home is a valuable asset, so it only makes sense that you work to protect that value as time goes on.
Here are some tips to do just that, all the while tinkering around to infuse your personal style.
Form and function
If you ever encounter a need to have your home evaluated, there are two things you should be focusing on. Function and form. For example, making a great looking landing is one way that form can add more curb appeal to your home.
Updating major aspects like your roofing can do both, looking new and replacing any growing problematic areas at the same time.
Make sure you don’t get so obsessed with how things are looking that you forget to make room for the comfort and safety of the home as well. We all can be guilty of this at times.
Renovating your bathroom
When it comes to selling a home, there are two rooms that can do it faster than any other. We’re talking about the bathroom and the kitchen. When it comes to the bathroom especially, it’s a good idea not to skimp on the professional help if you’re doing major work.
Or at least have a good grasp of the plumbing involved in any step you take (though again, the closest I come to making any plumbing related repairs is to find the shutoff and dial a professional.)
Consider the amount of people the home is suited for and make sure the bathrooms are synonymous with the lifestyle of your family (and will be attractive to those who may consider purchasing your home in the future.)
Renovating the kitchen
Our bathrooms can seem easy to make estimates on how we envision our renovations. With a kitchen, it’s somewhat harder. Most people value space in a kitchen and an area like an island away from the more functional zones.
Prepare for function here more than anything. Indulging hard in your own tastes with fittings may make you happy, but it could make the home harder to sell.
The garden
We’ve been talked about presentation before, but with the garden there are changes you can make to really impact the value.
Small steps in keeping your flowers clear of weeds and replacing any dilapidated fittings or plants is pretty much instant beautification.
Did you know getting some landscaping done can add serious value to the overall home? With the right landscaping tips, your previously unused garden could become a valuable asset to you.
I am excited to cultivate an urban garden on the roof-deck this Spring!
Converting your loft
If you don’t have an extensive budget to allocate for upgrades, you may not be able to fix a curmudgeonly basement or add an extension. However you may be able to convert a loft.
Converting a loft adds some real usable space that could add an extra bedroom to the listings or be used for some other purpose at the very least. I previously had one (and loved it) but am ashamed to say I did not use all of the extra space wisely.
I know budgeting is not an exciting topic, but with the right methods, a loft conversion could be a very smart investment to make in your home.
What are some mini home upgrades you currently have on your to-do list?

March 25, 2016All great tips. In my home we are planning to rip up the tile in our bathrooms and replace it with a more attractive non-skid tile. It’s a daunting job and a bit pricey, so we’re saving up for it. I find renovations stressful so I am just going with the flow of things. Things will get done when they are meant to. LOL. 🙂

April 1, 2016I’m glad to know I’m on track. I have already renovated two of my three bathrooms. Both were taken down to the studs and reborn! I have also renovated my kitchen as well. Again, down to the studs. I may be looking to move in the not too distant future, so I’m glad I have renovated the two most important areas of my house.
