If you have ever tried to sell a property before, then you are probably aware of what a headache it can be. Sometimes, the entire process seems to be set against you! However, this is not necessarily the case when being realistic (and planning ahead!)
Selling your house can be made a little easier by doing some simple things. One of the things you want to achieve for obvious reasons, is to increase it’s value and make your home more attractive to potential buyers.
But how are you supposed to go about making that happen? Below is a short list of tips to consider; secrets if you will on how to make your house stand out from the rest. Even just doing one or two of these is likely to make a valuable difference to your home.
Remember First Impressions
One of the most important tips is also one of the most commonly overlooked. The fact is, when it comes to making your property seem as attractive as possible, first impressions count. In fact, they make a considerable difference.
Very often, the first impression means the difference between a sold house and one that stays on the market for what feels like forever.
With that in mind, there are some things you can do. Ensure, to begin with, that your front garden is as perfect as possible. Mow that lawn; trim those hedges. No detail is too small. While you’re at it, check out the front door. Is it as perfect as it can be? If need be, repaint it, or even replace it.
Light, Open & Clean
Once you have wowed your guests and got them indoors, you are on to phase two of operations. The key to making the interior of your home amazing is to keep it light, open and clean.
The first step is to get the entire building professionally cleaned. You might be tempted to skip this step, but don’t. It is vital that your home is as clean as possible. After that, it is a matter of ensuring that the color scheme is not to ostentatious and clashing with the rest of your home.
So keep it light and neutral. Finally, keep it open. By that, we mean don’t leave any clutter lying around, not even the tiniest bit.
Character
Now for the main part of the show. The most important thing is that your home has some kind of wow factor. The most effective way to achieve this in the run up to putting your house on the market is to renovate a room.
It doesn’t need to be the entire house. If The Renovation Company only does the bathroom, for example, that should be ample investment. If what you’re mainly looking for is something which screams: ‘Buy me’ this is a great way of achieving that quickly and easily.
Don’t Neglect Your Other Senses
Often, one of the things that causes a house to stay on the market is something which should be quite obvious. Namely, the smell. This is particularly important if you have or have had any pets in the house.
Make sure the house smells fresh before you show any potential buyers around or use the cliched trick of having cookies baking upon arrival. Horrible odors could potentially lead to people inexplicably turning you down.
